In the case of this North Vancouver condo, we decided a full kitchen renovation was not in the budget for the time being, so we focused on paint, flooring, and the bathroom, to get the most bang for our buck.

Consider painting the walls in fresh, modern colours, replacing outdated hardware on cabinets and doors, or adding new light fixtures. Here we did exactly that; we removed the old carpet, unattractive tile, and outdated bathroom fixtures. A fresh coat of paint throughout really brightened up the space. And since the original interior doors were about 50 years old, we updated them for a more finished, contemporary look. These small changes really transform the look of the condo and create a more inviting atmosphere.
Shop Smart for Materials
When it comes to materials, shopping smart can drastically lower your renovation costs. Look for sales, discounts, and clearance items at home improvement stores, or consider visiting local salvage yards and thrift shops for unique finds. You might discover high-quality materials at a fraction of the price, allowing you to achieve a more sophisticated look without overspending. We had some left over tile from another project that worked perfectly for the floor in this bathroom!
Refresh the Kitchen Strategically
The kitchen tends to be a focal point of any home and can be a significant area of renovation expense. However, there are many ways to refresh your kitchen on a budget. Instead of a full remodel, consider painting cabinets, updating countertops with affordable materials, or replacing outdated appliances with energy-efficient models during sales. Adding a stylish backsplash or new fixtures can also give your kitchen a fresh look without breaking the bank. In our case, we decided a full kitchen remodel was out of the budget for right now, and when we decide to renovate, it will involve extending the kitchen across the back wall to provide more storage and create a more functional workspace. For now, we decided new appliances, sink & faucet, and new lighting would do the trick.
Upgrade Flooring Wisely
Flooring can be one of the more costly elements of renovation, but there are budget-friendly alternatives. If you’re longing for a new look, consider installing laminate, luxury vinyl planks, or even peel-and-stick tiles, which can mimic the appearance of wood or stone at a fraction of the cost. If your existing flooring is still in decent shape, a deep clean or refinishing can breathe new life into the space. The old carpet in this unit had long ago exceeded its lifespan. We found a really good value luxury vinyl floor that we decided would be durable while still looking great in the space, and used it continuously throughout the condo, including the kitchen, to make the space feel larger.
Don’t Forget About Lighting
A well-lit space can feel more expansive and inviting. Upgrading lighting fixtures or adding new sources of light can transform your condo’s atmosphere. Consider replacing outdated fixtures with modern designs, adding under-cabinet lighting in the kitchen, or using floor lamps to create cozy spots in your living area—all at a minimal cost. We removed the old track lighting in the kitchen and for simplicity and continuity, installed two matching flush mount lights in the kitchen and dining area. The hallway and bedroom lights can be temperature adjusted by remote, so it’s easy to go from a cooler light to warmer light as needed. And in the bathroom, a pretty pendant light hangs beside the vanity for a little added style factor. Bonus: all lights are dimmable to create the right mood for each room.
Incorporate Eco-Friendly Choices
Renovating your condo doesn’t just have to be budget-conscious; it can be environmentally friendly too! Look for sustainable materials, energy-efficient appliances, and low-VOC paints, which are better for indoor air quality. These choices can save you money on utility bills in the long run.
